				<content:encoded><![CDATA[<p>Bayer Properties continues to expand its national footprint with over 2,000,000 square feet of <em>new</em> Third-Party managed asset assignments since the start of 2013.  Institutional Mall Investors has engaged Bayer to oversee management of Bridge Street Town Centre, the premier mixed-use regional fashion center in Huntsville, AL.  This assignment continues Bayer’s relationship with Institutional Mall Investors, a partnership which represents approximately 15% of Bayer’s owned and managed portfolio of almost 12,000,000 square feet.</p>
<p>J.P. Morgan Asset Management has engaged Bayer Properties to oversee management of the Metropolitan, a premier urban mixed-use asset located in Charlotte, North Carolina.  This assignment continues Bayer’s partnership with institutional investors advised by J.P. Morgan Asset Management, which also includes the joint venture acquisition of The Avenue Webb Gin in suburban Atlanta this past November, among other projects.</p>
<p><span id="more-3175"></span>Bridge Street Town Centre, located in the heart of Cummings Research Park, is a 606,000 square foot project featuring over 70 specialty shops and restaurants such as H&amp;M, Anthropologie, Apple, Sephora, J Crew and PF Changs.  The project also includes a 210-room Westin Hotel and a 14-screen Monaco Pictures, one of the top performing theaters in the Southeast.  An additional 220,000 square feet of specialty retail, department store and restaurant space is planned to open in the fall of 2014, with construction starting this spring.  The new development phase will be anchored by a 170,000 square foot, two-story flagship Belk department store.</p>
<p>Metropolitan, a 412,204 square foot urban center located adjacent to uptown Charlotte, features a dynamic mix of office, residential and retail components.  The project includes ten-stories of Class A office space that many of Charlotte’s top companies call home, such as Carolinas Health Care System, one of the nation’s leading health care organizations and Cherry, Beckaert &amp; Holland, LLP, ranked among the nation’s largest accounting firms.  Metropolitan also features luxury downtown living, with 101 condominiums overlooking Charlotte’s skyline.  Retail is interwoven among the office and residential components, featuring stores such as West Elm and Trader Joes.</p>

Located in the capital city of Montgomery, Alabama, The Shoppes at EastChase opened in November 2002 with 187,717 square feet of operating retail space. Ten years later, this regional shopping destination has expanded its fashion offering while adding EastChase Plaza, an adjacent traffic-driving power center component, quadrupling the asset size to 757,187 square feet. Bayer Properties took over the management, leasing and marketing in 2010, driving occupancy to 97% <span id="more-3181"></span>while supporting retailer sales performance at levels above national trends. Over 60% of new stores and restaurants are first to market, making The Shoppes and Plaza at EastChase Montgomery’s premier shopping destination for both residents and tourists.</p>
<p>The Shoppes at EastChase regional outdoor fashion center is anchored by Dillard’s and has over 60 specialty retailers and restaurants such as Williams – Sonoma, LOFT, Banana Republic, PeachMac, and Montgomery’s first Earth Fare Organic Grocer. And this spring The Shoppes at EastChase welcomes White House Black Market and Firebirds restaurant to the market.</p>
<p>The power center side, EastChase Plaza, is anchored by Target, Kohl’s, World Market and PetSmart.</p>
